Which district of Yerevan to stay in? Kentron vs Arabkir/Davtashen

Hi guys! For those of you in Yerevan or with recent experience of living in Yerevan - which district do you prefer? Of course, it may depend on personal needs and preferences, but some of my thoughts/criteria are as follows:

- I am still recovering from health challenges and need to rest. I think the sunshine in Armenia will help me compared with being in depressing England. It's not the sole reason for visiting Armenia, but sunshine is super important to me, so I want a light/bright apartment and one with a balcony. I'm also quite picky when it comes to mattresses and need a comfortable one.
- I also need to prioritize my work. Some of my work involves filming videos, so a nice backdrop would be great.
- I don't want to feel too isolated. I also still want to attend some classes (dance classes, as an example) in kentron at least a few times a week.
- I've seen a couple of accepted options in kentron. One place I'm looking at is at Cascade and the location seems perfect to me. It seems quite quiet in the apartment despite the central location. The bed, however, seems to be less than ideal and this worries me. The room does look very bright, but the interior is not that nice for videos (but not a super big deal).
- I've seen very nice apartments in Davtashen (and some in Arabkir) - beds seem much better, modern buildings, big balconies (the ones I've seen in kentron are tiny - according to places within my budget of 300-320,000 AMD) which seem appealing for work. It seems more conducive to sleep and to work. However, I have never been to Davtashen and it's hard to guage how isolated it feels there. I've checked yandex cab prices and seems to cost approx 1,200 dram to the center. Perhaps I should also consider the buses, but I've never taken them.

I should note that I'm not in Armenia now, want to go in a few days, and have been sent options by realtors. One of them attended a viewing on my behalf and sent a video (of the Cascade place), but I wonder whether it's worth attending in person. I also need good sound isolation! Not sure whether the stone buildings are best for that, or the modern ones in Davtashen.
If in Kentron, my thought was that I could pop out and look at Cascade in the morning, then go home and work, then go out for a bit later on, etc - that it'd feel easy to pop in and out. I imagine in Davtashen I'd likely feel that going to kentron needs to be more purposeful?

I've heard that the air is much worse in kentron - is this that noticeable compared with somewhere like Arabkir or Davtashen?

I'm planning on initially going for 2-3 months and then we'll see. I'm not trying to settle there long-term, so not sure why I'm debating these apartments so seriously. I just remember when I rented an apartment outside of the city center elsewhere (not Yerevan), I felt isolated, but perhaps it's different in these parts of Yerevan?

What do you guys think? Thanks!

Edit: Or perhaps I need to consider Avan?
In general, my goals were to get some sun, get some rest, focus on work for a couple of months in order to achieve some important goals. I need somewhere to stay anyway, because I need to move. I thought it'd make sense to go abroad, and I generally love Armenia. However, upon looking at video clips of Yerevan and reminiscing, I somehow got sidetracked into thinking that I need to be kentron and be out all the time in order to make the most of it. This was not really the priority right now!
